What is a measurement or floorplan service?

A home measurement service is just what it sounds like: Based on your needs, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, a certified appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like stairs, hallways, and pantries. They may sketch out the property. Then, the appraiser types up a report and detailed floorplan showing the total area of the home and the general layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service required?

Disputing real estate taxes

Tax records frequently reflect the wrong area of a property because the values can come from several sources, and occasionally go unverified — which means you may be paying for more space than you have! Unless a certified appraiser has recently executed an evaluation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling your home

A measuring service can ensure that you're paid fair market value for your house. Living space is one of the most important elements potential buyers look for when purchasing a home — but since these values are often approximated rather than properly measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your property is to reference a recent appraisal or home measurement service completed by an appraiser (after any updating that may have affected square footage).
